3-Phase Inspection Process
Phase 1: Pre-Pour Inspection
This inspection is conducted 1-2 days prior to the foundation being poured. An engineer's design drawings (Foundation Plan and Foundation Details) should be available for the Inspector to verify details specific to the foundation being inspected. Without the drawings, industry standards and codes can still be inspected.
Phase 2: Framing Inspection
The 2nd phase inspection is done 2-3 days PRIOR to the sheetrock being installed but AFTER all the structural, mechanical, electrical, plumbing, roofing components have been roughed in or installed. This is the most time consuming inspection and where the majority of the deficiencies are discovered.
Phase 3: Final Inspection
The 3rd phase inspection is the equivelant of a "typical" home inspection where a finished "move-in ready" house is inspected. THis inspection will be completed 3-5 days prior to your final walk-through with the builder. During this inspection, all services should be turned on (gas, electric, water) and all appliances installed. All accessible components will be inspected and operated for performance.
