Buying a Home
This Inspection covers the property from the lot/grading all the way up the roof or chimney. All accessible components are inspected for proper function or operation. A detailed report (pdf) with pictures is accomplished and sent to the client the same day. The inspection is conducted according to the Texas Real Estate Commission's Standards of Practice.
I highly encourage my clients to accompany me during the inspection. If you cannot stay for the entire inspection, showing up 30-45 minutes prior to the completion of the inspection is the next best option. This allows a walk and talk of the identified deficiencies and gives the buyer a chance to gain a better understanding of what will be reported.
The major components include:
Structural Systems- Foundations, Grading and Drainage, Roof Covering Materials, Roof Structures and Attics, Walls, Doors, Windows, Stairs, Fireplace/Chimney, Porches/Balconies/Decks and Carports
Electrical Systems- Service Entrance and Electrical Panels, Connected devices and fixtures (lights, fans, smoke detectors, outlets, etc)
HVAC Systems- Heating, Cooling, Ducts/Chases and Vents
Plumbing Systems- Fixtures, Drains and vents, water heating equipment, jetted tubs
Appliances- Dishwashers, Garbage Disposers, Range hood/Exhaust systems, Ranges/Cooktops/Ovens, Microwaves, Mechanical exhaust vents and Bathroom Heaters, Garage Door Openers, Dryer exhaust
Optional Systems- Sprinkler systems, Swimming pools/Spas/Hot Tubs and equipment, and Outbuildings
