A Pre-Listing Inspection is a great way to gain the upper-hand in negotiations. Having an inspection report to show buyers demonstrates your openness and good-faith in selling the property. You can sell with confidence knowing your selling price is already adjusted for any major/minor repairs that may still need to be accomplished.
The Inspection a Buyer would get is the same inspection you get as the Seller. This helps eliminate any surprises if the buyer chooses to still get their own inspector.
A detailed inspection report (pdf) will be accomplished and emailed the same day.
The major components include:
Structural Systems- Foundations, Grading and Drainage, Roof Covering Materials, Roof Structures and Attics, Walls, Doors, Windows, Stairs, Fireplace/Chimney, Porches/Balconies/Decks and Carports
Electrical Systems- Service Entrance and Electrical Panels, Connected devices and fixtures (lights, fans, smoke detectors, outlets, etc)
HVAC Systems- Heating, Cooling, Ducts/Chases and Vents
Plumbing Systems- Fixtures, Drains and vents, water heating equipment, jetted tubs
Appliances- Dishwashers, Garbage Disposers, Range hood/Exhaust systems, Ranges/Cooktops/Ovens, Microwaves, Mechanical exhaust vents and Bathroom Heaters, Garage Door Openers, Dryer exhaust
Optional Systems- Sprinkler systems, Swimming pools/Spas/Hot Tubs and equipment, and Outbuildings
